Prepare quantity surveys/take-offs. Solicit bid invitations, distribute and manage bid plans and documents. Communicate with subs – prepare RFP/RFI, qualify and analyze bids, analyze general conditions and prepare project estimate/bid/schedule. WBE, DBE, SBE, MBE and LEED participation.

Legal:

Expertise:
Review companies practices and procedures for legal compliance, Understand lien and lien release
process. Manage the construction lien and lien releases process. Manage the notice to owner process and prepare prime contract and/or owner contract. Negotiate contract, sign contract on
company’s behalf. Prepare subcontracts, scopes and contract documents. Coordinate and review documents for legal claims. Represent company on construction defect claims or insurance claims. Perform litigation due-process, arbitration, mediation and expert witness representative.

Safety / Risk Management / Insurance:

Expertise: Establish and maintain company programs for claims avoidance, OSHA-30 training, mandated record keeping and jobsite safety compliance files. Coordinate and administer safety training. Perform site safety visits and prepare compliance reports. Coordinate safety compliance with jobsite subcontractors and employees. Inspect and maintain safety supplies and equipment. Coordinate company-mandated drug testing. Analyze negotiate and purchase general liability, surety/bonding and worker’s comp insurance programs. Review/negotiate insurance claims.

Scheduling:

Expertise: Prepare project schedules using P5 scheduling software. Evaluate in real time schedule adherence. Update durations and create fragnet schedules. Coordinate subcontractor/vendor activities.

Purchasing:

Expertise: Develop and maintain vendor list. Develop final scope of work for bidders/vendors. Negotiate subcontracts and procurement.

Permitting:

Expertise: Prepare construction permit applications and submit. Understand permitting process and expedite permit issuance. Maintain detailed permit log, negotiate permit fees with municipalities.

Construction Project Management / Construction Project Supervision:

Expertise: Prepare project budgets, schedule of values and project schedules. Evaluate and manage project budgets during construction. Obtain and distribute construction drawings and specifications. Prepare submittals and shop drawings. Maintain submittals, RFI and RFP logs. Review and redline shop drawings. Set up job trailer, coordinate temporary utilities and job office FFE. Perform quantity survey takeoffs. Project manager and project superintendent duties, including supervising on site superintendents and sub-contractors. Develop and submit owner pay requests. Review and approve subcontractor/vendor pay requests. Develop contract change orders, review and approve subcontract change orders. Monitor subcontractor/vendor performance, adherence to specifications and job safety. Schedule and maintain field inspection logs. Schedule and prepare jobsite/subcontractor/owner meetings minutes. Maintain as-built drawings. Prepare close out, warranty, O & M’s and final “as-build drawings” records.
